Unit bids

How a unit bid is priced

A bid is written for each unit, in one standard color. Pick the scope a vacancy needs and the bid sets the number.

  • What a bid states

Each unit by number, its scope, the coats, the color on file, repairs as lines, the window, how we get in and how we invoice.

  • When you get the number

In writing, per unit, before a crew is booked. We walk one unit of each type first so the scope matches what is on the walls.

  • If the job changes

The crew lead texts a photo and a written price before any extra work. Nothing is added to an invoice that you have not answered in writing.

  • How invoices and payment work

One invoice per unit after the final walk, with the unit number and your PO number on it. Payment terms are in the vendor packet we send at setup.

What moves the number

Six things that change a unit's price

  • Size

Square footage and room count set the walls, trim and ceilings to cover.

  • Wall condition

Heavy patching, smoke or stained walls need extra prep and primer.

  • Ceilings

Painted ceilings add a coat of work, and high ceilings add ladder time.

  • Color

One color on file is the base. A second color or an accent wall is its own line.

  • Trim and doors

Touched up is quick. Repainted trim, doors and closets take another day's work.

  • Batch size

Several units at one property cut mobilization, and the bid can say how.

A sample bid

What a written bid looks like

One building, line by line. Your bid lists your units by number in the same way.

  • Sample bid for a 12-unit building

Standard color on file, vacant units, prep included.

    • 6 one-bedroom units, standard turn
    • 4 two-bedroom units, standard turn
    • 2 two-bedroom units, full repaint
    • Smoke sealing, unit 3A

What a bid covers

Inside a turn bid

So two bids can be read against each other.

A bid covers labor, paint in your standard color, patching up to the size of a fist, taping, floor and fixture covers, and the final walk with photos.

  • Not covered: drywall replacement, water damage, mold and flooring

  • Not covered: extra colors, smoke or pet sealing, high ceilings

  • Priced separately and sent to you in writing before work

About prices

What is in a written bid?

Each unit by number, the scope (touch-up, standard or full repaint), the coats, the color on file, repairs priced as lines, the window, how we get in, and how we invoice. You get it before any work starts and it's the same document we invoice from.

What does a bid leave out?

Drywall replacement, water-damage repair, mold, pest treatment, flooring and cleaning. If we find one of those in a unit, we text you a photo and a written change before touching it.

What if a unit needs more than the bid covers?

The crew lead texts a photo and a price before any extra work. Nothing is added to an invoice that you haven't answered in writing.

How do invoices and payment work?

One invoice per unit after the final walk, with the unit number and your PO number on it. Payment terms are in the vendor packet we send at setup.

Want a bid for your own units?

Send the unit list and we'll answer with a written bid for each unit.
