For property managers and landlords

Set up once, then text us the vacancy

A vendor that fits your process, not one that makes you learn ours.

Most managers send a property list and the standard color, we walk one unit of each type, and the next vacancy is a text to the turn desk. Landlords with a few units follow the same steps on a smaller scale.

  • One contact for scheduling and bids

  • One color on file for each property

  • A key log for every unit

  • One invoice per unit with your PO number

Setup

Four steps to your first unit

  1. 01

    Send the list

Properties, unit numbers, sizes and the year each was built.

  2. 02

    We walk one of each

One unit per type, so the scope matches the walls.

  3. 03

    You approve

Scope, color on file, the key process and the invoice format.

  4. 04

    You're on the list

The turn desk books units as you text them.

Ways to book

Three ways managers send us work

  • One unit at a time

Text the unit number when a resident gives notice. The desk answers with a window.

  • A block of units

Several vacancies at one property, scheduled to run crew by crew.

  • A standing order

Move-outs you know are coming, booked ahead on a calendar you share.

Managers ask us

How do invoices and payment work?

One invoice per unit after the final walk, with the unit number and your PO number on it. Payment terms are in the vendor packet we send at setup.

How do you get into units?

Through a lockbox, a key log signed at your office, or a code you set. Every handoff is written down, and the keys or lockbox are re-set at the final walk.

Which paint color do you use?

The one on file for your property. We write it down at setup so every crew matches it. A second color or an accent wall is a line on the bid.

Do you work nights and weekends?

Saturdays are regular hours. Sundays and evenings are by booking: text the turn line and the desk tells you what a crew can do.

Send the property list.

Start with the properties, unit sizes and the year each was built.
