Unit turns
Pick the scope a vacancy needs
Three scopes cover nearly every turn. Your bid names one for each unit, with the window it usually takes in an empty unit.
- Smallest
Touch-up turn
For a clean exit after a short stay. Usually about 24 hours for a studio.
Nail holes and scuffs filled and sanded
Worn walls and trim touched up to match
Doors, switch plates and closet tracks checked
- Usual
Standard turn
The usual scope after a year or two. Usually 48 hours up to two bedrooms.
Patches sanded and primed, stains sealed
One full coat on walls in the color on file
Trim and doors touched up or recoated where worn
- Largest
Full repaint
For long stays, smoke, or a unit moving to a new standard. Usually up to 72 hours.
Two coats on walls and ceilings
Trim, doors and closets repainted
Color changes and sealing priced as separate lines
Before the paint
Prep is most of the turn
A fast turn comes from doing the boring steps well, in the right order, with the same people.

Scrape and fill
Loose paint scraped, holes and dings filled, then sanded flush so a patch doesn't show under a flat coat.

Skim and sand
Larger damage is skimmed with compound and sanded smooth before any primer goes on.

Tape and cover
Trim taped, floors and fixtures covered, so nothing needs cleaning that wasn't dirty when we came.
Choosing a scope
Which scope fits which unit
A rule of thumb. The walk or the unit list decides it for real.

About scopes and paint
Do you protect floors and fixtures?
Yes. Floors, counters, appliances and fixtures are covered before anything wet comes out, and the covers come out before the final walk.
What paint do you use?
Premium interior paint in the sheen your property uses, usually a flat or eggshell on walls and semi-gloss on trim. Ask the turn desk for the product data sheet.
What about smoke or pet odor in a unit?
Sealing nicotine stains and pet marks takes extra primer and time, so it's priced as a line for that unit. We'd rather tell you before painting than after.
Is there a warranty?
A written warranty goes with every bid. Its terms, limits and exclusions are in that written warranty, and the turn desk will send it ahead of a job if you ask.
Not sure which scope a unit needs?
Send the unit list with what you know. We'll bid per unit, and walk one of each type first.
